Before + After: 243 Kent Avenue, Kentfield
Ready to the start the next chapter of his life, our client was ready to sell his long time home in Kentfield to embark on the beautiful Foothills. The home was in good condition, but needed a little love to restore it to it's cottage charm to prep for the market. With our client working full time, our empty-nester didn't have much time to dedicate to keeping the home tidy or updating the interior. Motivated to sell, we immediately envisioned updating the property to brighten the space and make it a more functional living space for a growing family.
The exterior of the house was in great shape. With some light landscaping and power washing, we brought the entrance back to life and painted the door black to make a dramatic statement upon entering the home.
BEFORE
The front door opens up into the living room, dining and kitchen areas, which previously felt very dark, dated and run down. We painted the interior of the home along with the kitchen cabinets OC-17 White Dove | Benjamin Moore to significantly brighten and update the appearance using a more neutral, contemporary color. The dining room was more of a transitional space from the living room to the kitchen, by closing off the furniture to the living room we were able to create an informal dining area.
BEFORE
The carpets in the guest bedroom, second room and master were ruined with stains, and the yellow tint to the walls with blacked out skylights really dated the home. All three rooms were essentially used as closets with overwhelming clutter, but we were determined to bring them back to life. By replacing all the carpet, painting the rooms white, updating gold hardware to brushed nickel and removing all skylight covers to refresh the space, these three rooms quickly became our favorite spaces of the home.
BEFORE
The backyard was rarely used. To make it more liveable we added an outdoor living and dining space, freshened up the landscaping and stained the deck to create an inviting outdoor living area for a future family to enjoy. The storage shed was formerly and unfinished room that was packed to the brim with clutter. We cleared out the room, sheet rocked the walls, painted and added a new light fixture to create a usable play room / office / yoga or creative studio.
BEFORE
We put $20,000 of renovations into the home and within seven days of going on the market we received 4 strong offers and closed escrow at $1,385,000 - 10% over asking! We are so proud of this project and happy that we were able to help our client make the most of his home before beginning the next chapter of his life in the beautiful Foothills.
